St. Lucia's First Fractional Vacation Real Estate Project!

Following the depressed period of 2009/10, there has been a significant increase in interest in vacation real estate in 2011 – but the new discipline imposed by the recession is causing buyers to be cautious about making large financial commitments. However, the desire to own high-end vacation property is still apparent – making this a perfect time to offer the alternative of “buying just that share of a property which a buyer can actually use for his vacations” – The Fractional Offering.

Fractionals are the fastest growing sector of the luxury vacation property market in the USA – and because the concept is uniquely appropriate in today’s tight financial conditions – are spreading rapidly to the UK and the rest of the world.

Executive Summary

A November 2011 UK Daily Telegraph survey rated Saint Lucia as one of the Top 10 "property safe havens" in the world today, describing it as "Barbados, but with lower prices".

Within Saint Lucia, Marigot Bay is the perfect location for a fractional development. It is fast becoming a sophisticated, up-scale tourist destination – as a consequence of the recently developed “Five Star” Discovery Hotel and Superyacht Marina and the construction of several large rental villas on the southern ridge. These Tourism facilities have created demand without over-development.

Doubloon Holdings (St. Lucia) Ltd (DHL), with the experience of developing the award-winning Discovery Resort in Marigot Bay and a good deal of hospitality operating experience since, has the vision, experience, local knowledge, energy and focus to create and manage this project to fruition.

DHL acquired a 1.1 acre waterfront property on the north side of the inner Marigot Bay – directly opposite Discovery – in 2004. The Harbour Residences represents the third stage in the development of this property– which began in 2004 with the creation of the Rainforest Hideaway restaurant (www.rainforesthidewaystlucia.com) and continued in 2009 with the opening of Mango Beach Inn (www.mangobeachmarigot.com). Development of The Harbour Residences will tie together the present hospitality facilities on the property into a small, high-end, Private Residence Club.

The plan will be accomplished by constructing and selling 12 luxury, 2-bed Residences on the land rising immediately behind Mango Beach Inn – all south facing with stunning views over Marigot Bay. The Residences will be sold in Undivided 1/25th Fractional Interests, giving owners a minimum 2 weeks vacation time annually. For owners desiring a longer period of occupation, a second or third module can be purchased, adding two weeks each time.
